The 2027 book is not a reprint of last year’s advice with a new cover. It is the operating system Colorado agents use when inventory works again, cash is no longer king, and listing stress shows up as a neighborhood cluster instead of a statewide mood.

Why a 2027 book, not another 2024 recap

Most agent “playbooks” still describe the last cycle: chase every circle, buy shared leads, wait for the board to feed you, treat cash as a personality. That cycle is over.

National existing-home cash share in mid-2026 sat near the mid-20s, down from the early-30s a year earlier. Realtor.com’s early-2026 cut showed cash leaving faster than the market. Freddie Mac’s 30-year parked in the mid-6s. NAR inventory rebuilt toward a working months-of-supply number. None of that is a crash. All of it is a different job.

On the Front Range the job is local. Denver 80202 does not behave like Castle Rock 80104. A Time-on-Market Warning in Swansea is not a “soft market.” It is a cluster. The playbook is written so an agent can read a week of Market Intelligence, open a farm, and know which owners to call first.

Interest rates will not save a sloppy farm. A mid-6s 30-year is high enough that payment-sensitive buyers still need a concession menu, and low enough versus 2023 panic that financed offers are real again.
