The Dirty Secret of Real Estate Lead Gen (And Why We Published Our 80% Hit Rate)

Quick Hits

  • We got tired of the industry standard of hiding behind bad data
  • So we published our exact accuracy rate for the whole world to see

Let’s talk about the biggest lie in real estate tech.

You buy a zip code from a massive portal. They send you a name, a phone number, and a message that says, "John is interested in 123 Main St." You call John within 30 seconds. John yells at you, says he misclicked, and hangs up.

You complain to your account rep, and what do they tell you? "Your speed to lead was great, but you really need to work on your conversion scripts."

It’s a brilliant business model for them. Sell low-intent garbage, and when it doesn't convert, blame the agent.

We called BS.

When we built TimeToSell.AI, we made a very uncomfortable decision for a tech company: we decided to hold ourselves accountable to the actual outcome. Not clicks. Not impressions. Actual listings.

We built a transparent tracking system that looks at the properties our engine predicted would sell, and cross-references them with the MLS 6 to 12 months later to see if they actually listed.

We didn't keep that number in a private boardroom. We put it on our public website. You can see the live accuracy data right here.

What an 80% Hit Rate Actually Means

Right now, our predictive engine operates at roughly an 80% accuracy rate. That means if we hand you a list of 10 "High Probability" properties, 8 of them will experience a liquidity event (a listing, an off-market transfer, or a notice of default) within the predicted timeframe.

Let that sink in. You aren't calling 100 people to find 1 seller. You are calling 10 people to find 8 sellers.

Does the AI miss occasionally? Yes. Human behavior is messy. A couple might reconcile their marriage; a job transfer might fall through. We don't claim to be psychic. But we do claim to have the tightest, most brutally vetted data filter in the industry.

Stop paying for lead gen companies to waste your time. Demand accountability. Look at our numbers, and then ask your current lead provider to show you theirs. (Spoiler: They won't).
